Understanding your goals and your plans

Real estate is not a “one size fits all” approach. How much do you plan to invest? Do you want stable assets with predictable income, or an aggressive pursuit for maximum return? What tax considerations do you have? Do you have unique financing needs?

2Commence the Search

We hunt for and evaluate deals, using your criteria

Scanning through properties on the market can be such a chore. We help you search and analyze, so that you can focus on what really matters to you.

Our institutional-grade tooling gives us advanced insights to select neighborhoods and analyze properties: population, demographics, income trends, rental yield, etc. We rigorously filter out the vast majority of properties in our underwriting to save you time.

3Acquiring the Property

Give us the go-ahead. We will do the rest.

With your confirmation, we will negotiate, make offers, conduct professional inspections, read property reports, and inspect leases, all on your behalf. You are welcome to study any documents in the process, but you don’t have to.

We receive part of the listing commission, typically paid for by the seller. We charge you only actual fees incurred in the acquisition process (such as home inspection), and always transparently disclose our fees.

4Managing the Property

Lease, manage, repair, remodel, and more...

We turn your purchase into a real investment. We market the property, conduct rigorous tenant screening, and perform necessary repairs and maintenance. We charge a low flat fee of 10%, only on received rent to align our incentive with yours.

If opportunistic remodeling would bring higher rent and represent an attractive return on investment, we would let you know and proceed with your consent.

5Legal, Tax, Compliance

Paperwork, from the fundamental to the advanced

We handle the numbers and distribute net profits quarterly. You can expect simple annual statements that you can upload in TurboTax or to your CPA. We also handle any necessary licensing requirements with the city.
